Buyer's agent in Valencia: buy property with someone on your side

In Spain the estate agent usually works for the seller, and the notary represents neither party. A buyer's agent works only for you: we look for the right property, negotiate the price and check the documents before you commit — and we take no commission from the seller.

Who it's for

You're buying from abroad

You can't spend weeks at viewings. We shortlist, view and report, so you fly in only for the properties worth seeing, to sign the contract and to get your keys.

It's your first purchase in Spain

Arras, notary, taxes, registry — we explain each step before it happens.

You want an honest price

We negotiate on your side of the table, not the seller's.

Price

1% of the purchase price, plus a success fee of 15% of whatever we negotiate off the asking price, plus VAT. There is no minimum success fee. You pay half of the 1% up front, estimated from your budget, and the rest once the purchase price is known.

For example, with a budget of €300,000 you pay €1,500 to start. If we then buy you a flat listed at €300,000 for €280,000, our fee is €2,800 (1%) plus €3,000 (15% of the €20,000 saved): €5,800 plus VAT in total, of which €4,300 remains to be paid.

The exact terms are fixed in a written agreement after the free consultation. We are paid by you, so our interest is the same as yours: the right property at the right price.

FAQ

Is there a buyer's agent in Spain?
Yes, but it's rare. Most agents are paid by the seller. Read more: buyer's agent in Spain.
Do I need a lawyer to buy a house in Spain?
It isn't mandatory, but it is strongly recommended: the lawyer checks the property's legal status, debts and licences. We coordinate everything for you.
What are the buying costs in Spain?
Usually around 10–13% on top of the price, depending on taxes and financing.
Can a foreigner buy property in Spain?
Yes. You need a NIE and, in practice, a Spanish bank account. Buying property does not by itself give you the right to live in Spain.
Where do you work?
In Valencia and the surrounding area.
